Incredibly beautiful

I know that you receive countless compliments on your incredibly beautiful property, and after our week at Mazzini 31, I understand why. Last week, my family and friends shared a truly special vacation in Umbria, in large part because of our home base. Every aspect of our stay was perfection -- from the greeting and welcome dinner prepared by Gustavo; to the cooking lesson by your delightful sister, Valeria; the spa, the wine cellar, the wine tour, our day trips, everything was perfecto!
I have to share one very personal experience. As our week came to a conclusion, I awoke at sunrise and wandered out onto the terrace, my favorite music by Andrea Bocelli playing on my iPad. It was cool and quiet except for Bocelli singing Con Te Partiro' (accompanied by a crowing rooster in the distance), and I was absolutely overcome with such a sense of peace and total happiness that I started to cry (and as I write this, I am tearing up yet again.) This is a memory that will last the rest of my life.

More spectacular in person...
My wife and I booked Mazzini 31 to celebrate by 50th birthday with two other couples in April 2018. This home which looks amazing in pictures was more spectacular in person – and is quite large with lots of room for 3 couples to enjoy. The terrace is large and offers an amazing view – and we took full advantage of the pool after dinner on a few of the nights – truly a unique experience with a door opening onto a very quiet walkway in front, great lighting and very warm water. Patrizio was very helpful with our initial booking – and House Manager Gustavo went above and beyond to arrange a private chef for us who cooked an amazing meal on site, arranged a driver for one of the days and was very helpful with reservations. We plan on returning one day – but will likely stay at one of their other properties first.

Spectacular time
We had a spectacular time at Mazzini 31 and throughly enjoyed celebrating Christmas and New Year in marvellous Monteleone. The living nativity on Christmas Eve and watching the valley come alight with fireworks on New Year’s Eve, were particularly special. Your apartment is stunning and as well as enjoying the superb views and charming little village, I felt as though I had a masterclass in interior design! I just loved everything, really. My father in law in particular, appreciated the book selection scattered purposely about and my husband and children, thought the pool was outrageous fun and me, well, I could have just spent my days in the kitchen and on the balcony watching the changing scene of the valley below! We cannot recommend your property highly enough.
Are you an architect or interior designer? We have recently purchased a little place in Normandy, and staying at Mazzini really helped to narrow down style choices as well as how we will live in the space with friends and family.
Anyway, Gustavo is an utter gem and gave us the warmest of welcomes, advice and tips. What a genuine, fabulous person to have assiting your guests. We also found the recommendation and local attraction pages of your internet site extremely helpful and visited many of the places, towns and restaurants listed. It was indispensable really.

Our vacations have been great… just disappointed that they are now finished!
Not because it’s your property but Mazzini 31 has been the best experience in Italy. Our stays in Roma, Firenze and Milano did not reach the level of relaxing and peace mind we have had in your house. Thank you!!!

Fabulous time
Hi Patrizio,
We had a fabulous time in Italy, and of course we can't stop thinking about how beautiful Mazzini 31 is!! It is a truly stunning place. The frescos are so beautiful and we loved the modern furnishings, kitchen and bathrooms. Such a cool juxtaposition. We love Valeria and it was so great to see her again and cook with her. And Gustavo was also great.
We can't wait to see what you have in store for the properties in Puglia and hope to be back soon! :)

Incredible week
Thank you for making an incredible week in Monteleone possible. Your villa is exquisite! Having the pool to relax every day after touring was amazing. Monteleone is such a beautiful town and we enjoyed our walks greeting the neighbors with a friendly "Buongiorno".....they always had a beautiful smile for us. We even witnessed an amazing wedding on Saturday....a happy time for the whole town!
However, the best experience of our entire visit was being under the care of Gustavo! He is your pot of gold! He took such good care of us, the villa was clean and well supplied, he prepared delicious meals....the dinner he prepared was one of our best meals in Italy, he listened to us as we talked and surprised us with our favorite foods and pastries, nothing seemed impossible. He arranged an incredible chef for our cooking lesson and we had so much fun. Our meal was exciting and farm fresh. The massages were perfect....a great way to end our week. Being with Gustavo made us feel as if we had gone home to see family. He is the best and I am without enough words to praise him.
Again, thank you for a wonderful vacation. I hope we will have another opportunity to spend time in your beautiful home.
I did not find you on Tripadvisor but would love to be able to spread the praises of our experience. I would enthusiastically recommend this peaceful haven!

trip of a lifetime

Gustavo made our arrival absolutely seamless. The villa was immaculate when we got there and he gave us an incredibly warm welcome and was very informative. During our stay we had a problem with the hot water heater and he had repairmen there the same day. The decor and attention to detail to in the restoration of the villa was amazing. Having the wine and the espresso at our disposal was fantastic. It really made a difference to stay in a town that had no hotel and therefore no tourists...much more authentic. Gustavo also arranged for a rental car to be dropped off and picked up which worked out great. Watching my husband drive "like and Italian" was priceless.
We cooked multiple times in the villa and made some very memorable meals. Your sister conducted the most fabulous cooking class ever. As someone who loves to cook, and takes it seriously, I felt like I learned a lot and appreciated all the time and preparation she did in advance of our class (marinating wild boar for over 24 hours!). If she ever wants to come to Chicago, I would gladly pay to have her give me a week's worth of cooking classes. She was absolutely amazing!
We visited Orivieto multipe times. It's easy to navigate and has pretty much anything you need. The COOP grocery store there and in Fabro were great for supplies. We visited Lake Transimeno one day and loved Castiglione Del Lago. Such a different view to see so much water, since the rest of Tuscany and Umbria is primarily trees and fields. We went to Montalcino and found it much too touristy and overpriced. Pienza was a hidden gem - it's tiny but so pretty and easy to do quickly. We also went to Todi - which is gorgeous and feels even more remote and high-up than Orvieto. And Finally Spoleto, which is a beautiful city to walk around and at the time we were there was relatively void of tourists, but we found the restaurants there to over-cater to foreign travelers. I think you have to seek out authentic places there a little more.
The restaurants in Monteleone are fun, sporadically open, and generally welcoming. We ate at La Tana del Gufo twice and L'ape Regina twice as well. And the local bar is a riot. The owners are very welcoming and friendly and knew right away that we were guests in your villa.
Thank you for all your correspondence before our trip.I know I asked 1000 questions but you made me feel at ease, and help us plan a trip we'll remember for a lifetime. We can't wait to come back to Mazzini or one of your other properties. Please feel free to use us for a reference if you ever have a guest that wants one.

Perfect vacation Spot...
Mazzini31 is the perfect vacation spot. I don’t remember a time where I stepped into a space and immediately felt at home as much as I did here. The town of Monteleone is the most idyllic and lovely spot. Quiet and peaceful and the views from the balcony of the apartment were breathtaking. Every evening and every morning were spent just relaxing and taking in the incredible view. Each room was perfection! The kitchen was stocked with everything we needed and Gustavo, the on site manager, was so warm and welcoming. He made an amazing dinner for us on our first night that was one of the best meals we had in Italy! I cannot begin to express how incredible everything was about Mazzini 31. It truly became our home away from home. Thank you, Patrizio and Gustavo!

We loved the pool and Jacuzzi particularly, and the wine cellar, and your selections, were fabulous.

Sad to be leaving

I am sitting in the airport, sad to be leaving. We had an amazing time and I am looking forward to a return trip! We fell in love with Monteleone and had a great time meeting the locals. We even ended up going to dinner with Michele (Seven Cafe) and his girlfriend Alicia in Cetona. They we're so sweet to drive us there, so we treated them to dinner. Also, I can't say enough about Gustavo! He is simply amazing! His attention to detail, willingness to accommodate, and fabulous cooking are unmatched. He was a delight to have around and we all wanted to take him home with us! You are very lucky to have him working for you. Also, the masseuse, Alice was terrific. I would recommend her to anyone. She came on short notice, spent all day giving 6 massages and then spent time chatting with us after she was done. So sweet and friendly! The driving service was superb as well! Nothing could have been better and I truly appreciate all the coordination on your part .

We do have a restaurant recommendation - Bistrot del Duca in Citta' Della Pieve. Very good and a little different take on the traditional recipes using local ingredients.

And the daily views!
Our little group very much enjoyed visiting Perugia, Siena, Assisi, Todi, and Orvieto and our only regret was that didn’t have an additional week to explore even further and discover move.

Rare Treasures...
This is one of those rare treasures that does not come along often and that should not be missed. The pictures shown above only begin to capture the full extent of what awaits behind the doors of this amazing property. Located in a lovely hill town and just a short drive off the A1 is this marvelous gem of a residence. Everything has been restored combining the original features with all the conveniences of a modern home. This is truly a relaxing masterpiece that pleases all your senses. Spending time on the terrace, whether enjoying a breakfast of local pastries or an evening meal after touring this charming little village, is magical. The wine cellar is located in a cave discovered during renovation and features local reds and whites that you won't find elsewhere. The baths, the bedrooms, the living spaces are all comfortable and spacious with architectural details everywhere you look. This is a perfect jumping-off point for day trips to Orvieto, Civita della Pieve, Perugia, Chiusi, and Cortona. Bring back some wine and olive oil and relax on the terrace as the sun sets over the green valley below. Can't wait to go back!

Loved this home
Words hardly do justice to this 15th century/ultra-contemporary home in Umbria, Italy. Staying as a guest in this home was to experience deeply reflective art/architecture and, simultaneously, wonderful and soothing everyday comfort. The owners have restored every possible hinge, floor tile and ceiling fresco of this house, and created a contemporary and oh-so-comfortable and relaxing masterpiece. Everywhere you look, from the balcony off the dining room to the spa (pool and jacuzzi) to the restored 18th century frescos, you will be delighted and stimulated by that mix of very old and ultra-new. Take a look at the stained glass panels and Patrizio-created bathroom sinks framed and illuminated by inset floor lighting. Check out the original chesnut window frames and hardware, all lovingly restored. Hang out with a glass of wine in the jacuzzi while your kids swim in the pool right next to you. Fling open your shutters in the morning and look down ancient streets, still alive with people. The worst part of the week for us was leaving.

Breathtaking, a real gem.
I most highly recommend this breathtaking home as a base to explore the area. You will definitely want to come back here again! The combination of medieval bones and modern design throughout the home is just exquisite. Each room is beautifully appointed and has original frescoes that make the space quite magical. A highlight is the large outdoor terrace with stunning views of the Tuscan countryside – we enjoyed starting the day with breakfast on the terrace, and in the evening watching gorgeous sunsets over the valleys. The terrace is off the kitchen which is well-equipped for cooking meals together and a real plus is the home’s pool, jacuzzi and its own wine cellar on the lower level. We took some wonderful walks in the beautiful countryside that surrounds the quaint little town of Monteleone d’orvieto where the home is located. This home is a real gem. We’ll definitely be back again!

I just wanted to write a quick note to tell you how absolutely fabulous Mazzini 31 was. Your eye for décor is phenomenal! Each room was as amazing as the next, and had the most interesting details and unusual pieces. We were all completely in awe and in love! And that balcony and the view!! Also, we loved Gustavo – he was very helpful and friendly. The meal he cooked for us was also fabulous – we were just sad we couldn’t secure him for another one! We’ll know for next time! I hope to visit your other properties in the future!
OH and also forgot to mention how beautiful the wine cellar was. I think we cleaned out your whites and a lot of your reds! We also really appreciated the very reasonably priced wines you had down there.

Thank-you for paying such great attention to detail and putting so much thought & care into the restoration of this stunning property. It was wonderful to have the opportunity to hear from you first hand the stories & process that went into the project. Your passion & dedication to your work truly speaks. The colors, textures, materials & objects that you have carefully selected are all perfect. A ‘noble’ selection of modern pieces set against the 18th century frescoes - makes you not want to leave. Oh and those sunsets from the terrace overlooking the valley of orchards & olive trees - unforgettable - so magical. We loved your suggestions for the neighboring towns and revisited Coppetta Bruno Trattoria 3 times - they treated us like family. Day trips were easy drives. M31 is the perfect launching pad for exploring Umbria. Oh and how can I forget to mention the little grocery store right next door - we bumped into the Grocer several times outside of the store - so lovely - what a smile. We really felt like locals, and love how the town embraced us as ‘one of them’ ! |
